HOW DOES THE BUILDER PRICE MY HOME?

 

Different builder’s price differently, but perimeter wall, amount of area, shape of the home, topography of the site, level of detail, specification and inclusions are to name just a few. A good designer will in fact save you money using their knowledge to achieve the best value.

Once you have some concept sketches that your happy with, its then about writing a specification and documentation that reflects your budget and expectations, knowing what the pitfalls are and how to avoid them.

Sometimes its more about what’s not been said and that’s why we are here to guild you through the process.

 

HOW DO I COMPARE APPLES WITH APPLES?

WHY CONTROL THE COPYRIGHT OF THE CONCEPTS?

 

Controlling the copyright of your plans allows you to select a builder that fits your brief in terms of quality, value, reputation and time frames.

We can assist you in finding an independent builder and help you develop your own ideas and create a home design that suits your requirements and budget.

We get paid, either on an hourly rate to design and document your home or on a commission base, where the builder will pay us the sales commission that he would normally pay a sales person.

The saving to you is in that we represent you to the builder as you are our client and by the controlling the documentation you have the ability to give it to a number of suitable builders, which is turn will keep the total process competitive.

Generally, the builders will give us a better price, because they don’t need to factor in a large marketing budget and advertising.

 

HOW DO YOU GET PAID?

SHOULD I BUILD MY HOME ON A COST-PLUS BASIS?

 

No, generally if you enter into a cost-plus contract, you take the commercial risk off the builder and put it on yourself.

There is little or no incentive by the builder to get you the best value as the higher the contract the more the builder is set to make.

Whilst the percentage may seem very tempting you leave yourself, exposed and its far better to know what your dealing with, with a good set of documentation.
